Can foreigners buy property in Mauritius? +

Yes. Foreign nationals may purchase property through approved government schemes — IRS, RES, PDS and Smart City — as well as G+2 apartment buildings priced from Rs 6 million. Outside these schemes, land ownership by non-citizens is not permitted, so choosing the right scheme is the critical first step.

How do I get residency by buying property? +

Invest USD 375,000 or more in a property under an approved scheme (IRS, RES, PDS or Smart City) and you automatically qualify for a Mauritius Occupation Permit as a property investor. The permit covers you, your spouse and dependants.

How long does a purchase take? +

The buyer signs a reservation deed and pays a deposit; EDB scheme approval typically takes a few weeks. Once approved, a deed of sale is signed before a Mauritian notary and title is transferred. The full process commonly runs 2–4 months depending on financing and scheme approvals.

What does buying property cost in Mauritius? +

Buyers pay 5% registration duty on the purchase price plus notary fees on a sliding scale (roughly 1–2%). There is no capital-gains tax on residential property for individuals. Our consultants will provide a full cost estimate before you commit.
